Celas Parque is a multi-lot residential development composed of several collective housing buildings, each designed as a specific response within a predefined allotment structure. While the urban subdivision and regulatory framework preceded the architectural commission, the project was developed as a continuous exercise in precision and adaptation, seeking to transform a rigid and fragmented planning context into a coherent and liveable residential ensemble.

Regulatory limits, plot boundaries and predefined building envelopes imposed significant restrictions on implantation, access and volumetry. These conditions demanded a careful negotiation between legislation, topography and programme, turning each building into a precise adjustment between what was permitted and what was spatially meaningful. The architectural strategy emerged from that calibration.

Across the different plots, housing volumes are organised to balance density with domestic scale. Building heights, setbacks and alignments respond directly to orientation, neighbouring constructions and access conditions, ensuring adequate sunlight, privacy and legibility within a compact residential fabric. Circulation is kept clear and economical, separating pedestrian access from vehicular movement while reinforcing direct relationships between dwellings and shared outdoor spaces.

The design of the buildings prioritises clarity of organisation and constructive simplicity. Structural systems are regular and legible, allowing for flexible internal layouts and straightforward construction. Apartments are organised to maximise cross-ventilation and natural light, with living spaces oriented towards exterior areas and more private functions placed in buffered zones. Each dwelling benefits from generous terraces, balconies and private outdoor areas that extend domestic life beyond the interior, mitigating the density imposed by the allotment.

Material choices reinforce this approach as facades combine solid and permeable elements to regulate light, privacy and thermal comfort, while maintaining a restrained and consistent architectural language across the development. Openings, balconies and shading elements are integrated into a consistent architectural language, avoiding formal excess while allowing subtle variations between plots through proportion and rhythm.

Although each building responds to its specific plot conditions, Celas Parque operates as a collective effort to impose architectural continuity, clarity and domestic quality within a challenging regulatory framework. The project demonstrates how careful calibration of typologies, circulation and form can transform constraint into an opportunity for precise and disciplined residential architecture.
